discussion on creating and implementing a successful municipal
redevelopment incentive program.
Municipal incentive programs are traditionally more akin to
discount or clearance sales of undesirable/under-utilized
properties. To benefit from, these discounts, developers must
navigate lengthy and complex application processes; often with
limited success.
The proven success of the Maple Ridge program takes a
different approach. The program is focused on the goal of achieving
the vision of a vibrant Town Centre, increased investment, and
accelerated growth, rather than focusing on a property's past (such
as contamination or state of disrepair). While not specifically
focusing on brownfield properties, this creative and simple program
has resulted in the redevelopment of a significant number of
brownfields.
